OFF-POST HOUSING REFERRAL – HOUSING SERVICES OFFICE HousingArmy regulation requires Soldiers to report to the Housing Service Office located at 7301 Woodfill Road, Room 104, (719) 526-2323/2322/5219 before making any permanent off-post living arrangements.
If a Soldier is taking permissive TDY for house hunting, he is required to get his leave form DA form 31 stamped and dated by the Housing Services Office before starting permissive TDY. If not, he will be charged leave for that period. The Housing Services Office: Maintains a list of available rentals; briefs individuals on the local area; reviews/clarifies or explains lease contracts; mediates disputes between tenants and landlords; inspects off-post rental housing for suitability; obtains assurance of non-discriminatory rental practices; maintains a display of area maps; provides computers, sales booklets and brochures; and provides transportation for Soldiers and family members in search of off-post rentals when a privately owned vehicle is not available. A Department of Defense (DoD) sponsored site, Army Housing Referral Network (AHRN), is designed to improve and speed up the process for military service members and their families to secure available off-base community housing rentals. VOLUNTEER REALTOR PROGRAMThe purpose of the Fort Carson Volunteer Realtor Program is to assist the Housing Office in providing housing and community information to military families. The Pikes Peak Association of Realtors provides qualified realtor volunteers to assist the Army housing counselors in this endeavor and to furnish rental and sale listings through the Multiple Listing Service System. Services include printouts of rental and sale listings, information regarding purchases of homes such as application procedures, interest rates, and discussing various types of mortgages such as VA, FHA and conventional loans. ON-POST HOUSINGFort Carson is proud to be the first Army installation to have privatized housing. Housing is available for all ranks. Housing units range in size from two to four bedrooms. Some housing is handicap accessible. Leasing, assignments and terminations of on-post housing are conducted by Balfour Beatty Communities (BBC), located at Bldg 6800, Prussman Blvd. Stoves, dishwashers, and refrigerators are provided and hook-ups for washers and dryers are in all homes. Residents are responsible for gas/electric use in excess of an established baseline per the Department of the Army Resident Responsibility Program. Residents may also receive a refund each month for conserving. Water, waste water and refuse service is provided, and telephone and cable service is available at the residents’ expense. Balfour Beatty Communities maintains waiting lists for different groupings (junior enlisted, senior enlisted, junior officer, etc.) when demand in each grouping exceeds the housing supply.
