IPC is a partnership between developer Lend Lease and the U.S. Army. In addition to providing property management services in its privatized military residential community, Island Palm Communities is constructing more than 5,000 new homes and renovating thousands of existing homes. More than 4,300 new homes have been built and nearly 2,500 homes have been renovated to date. Construction will continue through 2020.
Rental Housing Costs
Rentals on Oahu are expensive and square footage is limited. Average rental rates are studio, $1,200; one bedroom, $1,500; two bedrooms, $1,800; three bedrooms, $2,600; and four bedrooms, $2,900 and up.
Four- and five-bedroom units are all single-family houses, and they are difficult to find.
Nearly all rentals require first and last month’s rent, which doubles rental costs upon move-in.
Members can request an advance of Basic Allowance for Housing (BAH) to help pay for these upfront costs.
Schools – Elementary, Middle/Intermediate, High Sc
The Hawaii State Department of Education (DOE) operates public elementary, middle/intermediate and high schools on post, near IPC housing areas, and off post, as well. To find out what school your child(ren) will attend, please visit www.himwr.com/hawaiischools.

Purchasing Real Estate
The average price for a three-bedroom single-family home is $609,000. Two- and three-bedroom townhouses are available starting at around $320,000. Volunteer realtors are available at the Fort Shafter Housing Services Office (HSO) 8 a.m. to noon and 1 to 5 p.m. on a daily basis. The Volunteer Realtor Program (VRP) provides professional assistance without the need for customer obligation or commitment.

Housing Services Office
The HSO provides a wide range of services, including issuance of Temporary Lodging Allowance (TLA) memorandums, in-depth briefings on renting in the community, scheduling appointments to view rental properties, transportation to view prospective rentals, lease review, complaint mediation, discrimination complaint processing, inspecting rentals for adequacy, rental listings, BAH rates, school information, in-depth maps of Oahu, security deposit waiver information (utilities) and more.

The Homes.mil website is accessible 24 hours a day, seven days a week, and those seeking rentals or properties for sale can view photos, maps and detailed descriptions of property listings. Information included on the site is available amenities, dates, prices and mileage from military installations.

Your pets are part of your family, so it’s important to take the time to understand Hawaii state law and Island Palm Communities’ policies surrounding animals and pets prior to your move. Please keep in mind that if you choose to live off post, owners of privately owned rental units are likely to have policies, as well.
Family pets are welcome in Island Palm Communities, but some breeds of dogs and types of animals are restricted to help ensure the safety and health of all families.
Families may not board in privatized housing any dog of a breed (including a mixed breed) that is deemed “aggressive or potentially aggressive,” unless the dog is a certified military working dog that is being boarded by its handler or trainer. Aggressive or potentially aggressive breeds of dogs are defined as pit bulls (American Staffordshire bull terriers or English Staffordshire bull terriers), rottweilers, Doberman pinschers, chows and wolf hybrids.
Prohibition also extends to other dogs that demonstrate a propensity for dominant or aggressive behavior. Also restricted from family housing are wild animals, farm animals and exotic animals. (Examples include pigs, rats, mice, chickens, monkeys, reptiles, spiders and snakes.)
