This calculator is designed specifically for active-duty service members weighing the buy vs. rent decision. It factors in the unique aspects of military homeownership that generic calculators miss: BAH as tax-free income, the PCS cycle, rental viability near military bases, and property management costs during deployment.

The scoring model weighs five factors. Time at station (25%) is the biggest driver — the 3-year break-even threshold is well-documented. Rental viability (25%) matters because most military homeowners eventually rent their property at PCS. BAH coverage (20%) determines whether your housing allowance fully covers the mortgage. Market appreciation (15%) and break-even speed (15%) round out the analysis.

Should I include BAH with or without dependents?
