How This Calculator Works

This calculator is designed specifically for active-duty service members weighing the buy vs. rent decision. It factors in the unique aspects of military homeownership that generic calculators miss: BAH as tax-free income, the PCS cycle, rental viability near military bases, and property management costs during deployment.

The scoring model weighs five factors. Rental viability at PCS (35%) is the biggest driver, because most military homeowners eventually rent their property out when orders come. Time at station (25%) is next: the 3-year break-even threshold is well-documented. Break-even speed vs. renting (20%), market appreciation (10%), and BAH coverage while stationed (10%) round out the analysis. One guardrail sits on top of the weights: if the monthly loss after PCS exceeds 15% of your household pay the verdict is capped at Lean Rent, and above 30% it reads Strong Rent no matter how strong the market looks.

All values auto-populate based on your duty station but can be manually adjusted. The interest rate auto-fills with the live VA 30-year rate from the Federal Reserve Bank of St. Louis (FRED, series OBMMIVA30YF), updated daily on business days; you can override it. BAH rates are official 2026 DoD figures. Housing market data comes from a mid-2026 snapshot (Zillow 3-bedroom home values, HUD FY2026 Fair Market Rents, FHFA appreciation), documented on the methodology page.

How does the Should I Buy calculator work?

The calculator scores your situation across 5 weighted factors: rental viability at PCS (the biggest, 35%), time at station (25%), break-even speed vs. renting (20%), local market appreciation (10%), and BAH coverage (10%), producing a verdict from Strong Buy to Strong Rent. An affordability guardrail caps the verdict when the monthly loss after PCS is too large a share of your household pay.

What data does the calculator use?

BAH rates come from official 2026 DoD rates. Housing market data uses Zillow Home Value Index (3-bedroom, mid-2026), HUD Fair Market Rents FY2026, and FHFA appreciation, with home prices and rents population-weighted across each base's commuter ZIPs. Insurance uses 2026 state averages (flood modeled only for the Florida Keys); property tax rates are a 2022 vintage. The interest rate auto-fills with the live VA 30-year rate from the Federal Reserve Bank of St. Louis (FRED, Optimal Blue series OBMMIVA30YF), updated daily on business days. You can override it, and any other auto-filled value.

Is the 3-year rule accurate?

The 3-year break-even threshold is a widely cited guideline from financial advisors and military housing experts. However, in markets with strong rental demand near military bases, buying with a shorter timeline can work if you plan to rent the property at PCS. The calculator accounts for this with the rental viability factor.

Should I include BAH with or without dependents?

Select whichever matches your actual BAH rate, since that determines what you qualify for. If you are dual military, use only the BAH from the spouse who will be on the mortgage. Do not buy a home that requires both spouses' BAH to afford.

What if my duty station is not in the list?

The calculator covers all 299 Military Housing Areas with pre-loaded housing data. (The ranked report covers 294 of them; a few ferry-island, duplicate, or no-active-duty-base areas are selectable but held out of the ranking.) If your station isn't listed, you can still select a nearby location or leave fields blank and enter values manually based on local research.
