Introduction

Can you believe that you’re lucky enough to get orders for America’s Finest City and one of the premier Marine installations in the United States? Now that you’ve received your orders, you may be stressing about finding a place to live, especially one that’s affordable. House hunting under any conditions can be overwhelming but it’s amplified when you’re moving somewhere you’ve probably never been before and you don’t have a lot of time to do research for yourself. We’ve put together this useful guide to help you find out about the best housing options available for you at Camp Pendleton.

Camp Pendleton Barracks

All single service personnel must first report to the Installation Personnel Administration Center Inbound Center for inprocessing at Camp Pendleton. Marines will be assigned temporary barracks for the duration of inprocessing requirements. Barracks are distributed once a Marine is assigned to a unit. Single personnel in the rank of private (E-1) to sergeant (E-5) are eligible to stay in the barracks. Some married Marines may be eligible to stay in barracks under certain circumstances. The Main Housing Office should be your first stop. This office offers relocation services and information on new duty stations (worldwide) for Marines and their families as they get settled into their new surroundings. The Main Housing Office helps Marines and their families secure off-base housing or guides them with their on-base options. For families and those of higher rank, you can contact Lincoln Military Housing at 1 (760) 712-3788 or DeLuz Family Housing at 1 (760) 385-4835 to check the availability of privatized housing for your rank and family size.

Camp Pendleton Family Homes

Camp Pendleton has two property managers for on-base housing: Lincoln Military Housing and DeLuz Family Housing via Hunt Military Communities. The base communities have single-family, duplex, townhome and apartment-style living, from two to five bedrooms. On-base housing boasts 25 pet-friendly neighborhoods with amenities like basketball courts, community centers with fitness rooms, dog parks, playgrounds, tot lots, business centers and swimming pools. Camp Pendleton’s on-base housing residents can enjoy the convenience of on-site management and maintenance, curbside trash and recycling pick-up, lawn care services and a calendar full of resident activities and events. School-age children living on base can enroll and attend one of the five elementary schools found on base, depending on which community they live in. These are not Department of Defense schools but are connected to separate area school districts: Oceanside Unified School District and Fallbrook Union Elementary School District. Note: On-base family housing is open for active-duty military personnel of a certain rank stationed at Camp Pendleton. Select neighborhoods are open to other qualified applicants at DeLuz Family Housing, including military retirees, DOD federal employees and National Guard applicants in select neighborhoods.

1. Del Mar I

: W1-O9 The Del Mar I community includes one and two-story homes with one, two, or three bedrooms in a duplex or single-family style. The homes include carpet and vinyl flooring and are equipped with a gas range, refrigerator, dishwasher, garbage disposal, washer/dryer hook-ups (both electrical and gas), small patios and/or backyards, and a one-car garage. Community amenities include a pool, tot lots, a gym, and a multi-purpose community center. Del Mar I’s great location means that shopping, duty stations, and attractions are just minutes away.

2. Del Mar II

: W1-O3 The Del Mar II community includes one or two-story homes with three bedrooms in a duplex or single-family style. The homes are equipped with a gas range, refrigerator, dishwasher, garbage disposal, washer/dryer hook-ups, small patios and/or backyards, and a one-car garage. Community amenities include a pool, tot lots, a gym, and a multi-purpose community center.

3. Edson

: E1-5 The Edson community is just a mile from the front gate of Camp Pendleton and Interstate 5. The community includes townhome-style, two, three, or four-bedroom homes. The homes are equipped with attached garages, gourmet kitchens and spacious dining rooms. Select floor plans are equipped with Corian countertops, white thermo-foil cabinets, dishwashers, gas stoves with self-cleaning ovens, large refrigerators, a breakfast bar area, a skylight, vaulted ceilings, a bay window, private patios, and ceiling fans throughout. Homes include washer/dryer hookups with large spacious laundry rooms (which for most double as an office). Community amenities include a pool, several tot lots, basketball courts, a gym, and a multi-purpose community center.

4. Forster Hills

: E1-E3 The Forster Hills community includes one or two-story three-bedroom homes in a duplex-style layout. The unfurnished homes are equipped with a gas range, refrigerator, dishwasher, washer/dryer hookups, garbage disposal, a fenced-in backyard and a single-car garage. The Forster Hills offers residents amenities like a pool, a tot-lot, a gym and a multi-purpose community center.

5. Harborview

: E6-E9; WO1-O3E The Harborview community is just 3 miles from the front gate of Camp Pendleton and Interstate 5 and a few miles from the famed Del Mar Beach and Oceanside Pier. The Harborview community is one of the newer housing communities on base and includes duplex-style, three or four-bedroom homes. The homes are equipped with attached two-car garages, energy-efficient dishwashers, gas ranges, garbage disposals and washer/dryer hookups. All homes include a small patio with a large fenced-in yard.

6. O’Neill Heights

: E6-E9 The community is less than 4 miles from the MCCS country store, exchange and fast-food restaurants. The O'Neill Heights community includes single-story homes with three or four bedrooms and two bathrooms. The homes are equipped with a gas range, refrigerator, dishwasher, garbage disposal, washer/dryer hook-ups and an attached garage with a garage door opener. 7. O’Neill Heights East

8. Pacific View

: E4-E5 The Pacific View community is just a mile from the front gate of Camp Pendleton and Interstate 5. The community includes two-story homes with two, three or four bedrooms. 10. San Mateo Point

: W1-O6 Although it is part of the San Onofre community, San Mateo Point is just outside of the main 51 Area in a gated community all its own. Housing is minutes away from the world-famous Trestles, Church’s and San Onofre Surf Beaches. The community is made up of two-story, duplex-style, three and four-bedroom homes with two and a half baths. The homes are equipped with a gas range, dishwasher, garbage disposal, washer/dryer hook-ups, an enclosed back patio and a two-car garage. Community features exclusive to San Mateo Point residents include use of a new dog park, clubhouse, pool and several tot lots, as well as fitness centers and a multi-purpose community center.

11. San Onofre I

: E4-E5; WO1-O5 The San Onofre I community is located near San Clemente, in the 51 Area on the north side of base, just 20 minutes from the front gate of Camp Pendleton. San Onofre I homes include single and two-story homes, offered as either single units or as a duplex with two, three, four, or five bedrooms. The homes are equipped with washer/dryer hookups, a dishwasher, garbage disposal, a one or two-car attached garage and a fenced-in backyard. Community features include dog parks, community centers, heated pools, fitness centers and multiple tot lots.
