Welcome to your new home at Marine Corps Air Station Beaufort, located in the low country of South Carolina. You’ll be roughly 65 miles south of Charleston, South Carolina and 50 miles north of Savannah, Georgia. MCAS Beaufort is host to all active duty F/A-18 Hornet flying operations along the east coast. Hornet squadrons are commonly deployed for training missions lasting approximately 6 months to Marine Corps Air Station Iwakuni in Japan. MCAS Beaufort Barracks

At MCAS Beaufort, unaccompanied housing is available to personnel in pay grades E1-E6. Unaccompanied senior personnel may also be eligible to live in unaccompanied housing based on availability. Otherwise, they will be required to find housing off-base within the community. All single service members must report to their unit to be assigned barracks space. Any personnel arriving on base after service hours will be assigned temporary living quarters until the next duty day. The facilities are made up of 14 motel-type barracks with semi-private rooms. For enlisted personnel of rank E-4 and below, you will be billeted in a two-person room. There is a mix of units with attached baths and communal bath facilities. The Unaccompanied Housing facilities strive to provide a personal residence that creates a comfortable, functional, and well-maintained home with a mission to take pride in the community.

The first thing you will be required to do once you arrive at MCAS Beaufort, even if you plan to live off-base, is head to the Housing Service Office. There you will receive a warm welcome from a team of professionals looking to help take the stress out of relocating. You will get assistance here with all of your housing needs and any information you need on military relocation. The Housing Service Office provides services that will help you with referrals, relocation assistance, guidance for entering a lease agreement, and tenant-landlord disputes.

Military family housing at MCAS Beaufort is privatized. The owner, Atlantic Marine Corps Communities at Tri-Command, is responsible for maintaining and managing the community neighborhoods. We advise you to contact the Housing Service Office as soon as you know that you are moving to MCAS Beaufort. There, you will receive the latest information about privatized housing and help with the application process from the government housing team. You will also be informed about base-specific policies.

Atlantic Marine Corps Communities at Tri Command

Atlantic Marine Corps Communities offers a scenic gated community with many rental homes and townhouse styles in their neighborhoods with two, three, and four-room floor plans. Each neighborhood and rental house comes with a set of amenities that will make you feel right at home. You will be sharing the community with other military operations in the area, including MCRD Parris Island and Beaufort Naval Hospital. With floor plans to meet the needs of any sized family, MCAS Beaufort private housing at Atlantic Marine Corps Communities will be sure to make you feel comfortable at home. There are different plans based on rank that include two, three, and four-bedroom plans that have combinations of 1 to 2.5 bath units. Applying here is similar to living in the local community. You will sign a tenant lease agreement, typically for a one-year term. Your lease will include a military clause and a lease termination clause. Rent is paid by authorizing an allotment of your BAH that is paid directly to the property manager. If your family has school-aged children, the housing on base is served by three Department of Defense Education Activity (DoDEA) schools that also serve MCRD Parris Island and Naval Hospital Beaufort. Students who live off-base will be in Beaufort, Jasper, Colleton, or Hampton County School Districts, depending on location.

Atlantic Marine Corps Housing Amenities

Amenities vary depending on which of the neighborhoods you choose at MCAS Beaufort but include some of the following: master suites, ample closet and storage space, updated finishes, fully equipped kitchens, washer and dryer connections, and central heating and air conditioning. Select homes will also feature screened-in patios, fireplaces, and granite countertops. One of the best features is that eclectic, water, and trash utilities are included with your monthly rent. The community itself offers amenities that will provide your family with entertainment year-round. The neighborhoods include parks and playgrounds that are perfect for a family outing right on base. There are also walking, and bike paths, tennis courts, basketball courts, and Community Center, and all neighborhoods are within walking distance and have easy access to all of the MCAS Beaufort facilities. You’ll also have access to a fitness center, clubhouse, and child development center. Be sure to keep up to date with the community as there are many free community events hosted throughout the year.
