In 2008 I was a Mortgage Consultant and Air Force Reservist. As the market was crashing, I found an opportunity to purchase a rental property. I took a chance and found an inexpensive property that a family was begging me to purchase. 

While terrified and inexperienced about Property Management I felt it was time to secure a decent profitable future. I interviewed 10 different Property Managers and decided that I could teach myself and save the income. Many errors were made my first few years from renting to family and friends to renting to completely unqualified people. Learning from my mistakes I developed my own screening process that included deep dives of potential tenants.

Becoming a firm yet fair screener. Discovering that the most important part of Renting was all about upfront diligence.

As time progressed, we purchased several more properties to include a vacation rental. Once again, I meet with vacation rental companies and discovered there were less rules and restrictions and higher costs associated because it’s at the beach. I wanted to ensure profit, by using an rental management company there wouldn’t be any profit. So I learned the different avenues of how to ensure profitability. The resources were everywhere. Just had to keep accurate records and ensure complete follow-through. We have learned many things about vacation rentals. Most importantly you can’t please everyone no matter how hard we try.

I joined the Army National Guard in 1992 as a Military Police Officer deploying to the Pentagon on September 11th, 2001, then Iraq in 2003. In 2005 I joined the Air Force Reserve in 2005. Went back to Iraq 2008. From 2005 through 2013 I was a Mortgage consultant. In 2013 I gave up the Mortgage world and began working at Dover Air Force base as a Federal Police Officer. While working at Dover, I accepted many new properties for those who were TDY or had a permanent change in duty station. 

Within a few years I was responsible for over 20 rentals. As the word traveled I was getting more and more requests for property management. Keeping expenses low, I hired a few people to
help with property maintenance along with learning how to do many projects myself. Thanks to YouTube and licensed contractors I could do many projects that didn’t need a licensed contractor. Helping my owners keep expenses low and keeping our tenants happy.

In 2018 I received a notification that the State of Delaware requires Property Managers who manage a property other than their own must be a licensed Real Estate agent in order to charge a fee. I quickly went through the 99-hour Real Estate course and passed the National and State Exam.

Now a legally licensed Realtor and Property Manager many additional doors quickly opened. I discovered the overall need to serve the community was far greater then I knew. Many of my Military families were working with agents who didn’t understand simple terms such as PCS or TDY and needed expertise and experience to coach and guide them. 

This inspired me to earn an additional certification. The MRP, Military Relocation Professional. Which meant to me that my services are not only needed but a requirement to serve those who serve.

Why Chiropractic Care?

In Loving Memory

BluDog ROOFING was named in loving memory of Kim’s two littermate dogs, Nann and Haus. Australian Cattle dogs, also known as Blue Heelers. Kim had the pair from the time they were 9 weeks old to the old age of 14 & 15. Kim had a turning point in her life when she had to make that tough decision of putting them down when the time came which was sadly only 10 months apart.

After working in the roofing industry for 17 1/2 years, Kim thought of what was really important to her. She decided to go independent, and start BluDog ROOFING, LLC. She was never in business for fame or fortune, only to do what was good and help those in her community. Remembering how much help Nann and Haus needed when they got older, it was then Kim vowed to adopt & rescue Senior dogs in need of a place to call home & live out the remaining part of their lives. Established in 1993, the Sewell C. Biggs Museum of American Art Museum houses one of the finest collections of American fine and decorative arts.

Special features of the permanent collection include the only comprehensive representational American paintings collection on the Delmarva Peninsula with highlights by the Peale family, Albert Bierstadt, Gilbert Stuart, and Childe Hassam.  Experience a variety of art forms such as sculptures by Hiram Powers and images by Brandywine School illustrator, Frank E. Schoonover.  View Examples of furniture by early-American cabinetmakers such as, the Javier family of Odessa, and William Savery of Philadelphia.  The Museum also houses one of the finest collections of regional silver in the country.

The Biggs offers changing exhibitions throughout the year relating to historical and contemporary art topics. The museum supports the public education of art through educational programming for adults and children and special events designed to bring art to everyone.

Welcome to Cadence Academy Preschool in Tacoma, Washington. We are conveniently located at the corner of 96th Street South and South Hosmer Street in Tacoma, Washington.

 

Cadence Academy in Tacoma has been dedicated to providing the highest quality childcare to local families since 1986. Our preschool provides early childhood education programs for four-week-old infants up to school-age children. Our early daycare center has secure entrances, spacious classrooms, and a private playground situated far from the street to ensure children feel safe and comfortable while learning. We also offer a large play area for our older students and a separate play area for our younger children.

 

At Cadence Academy Preschool in Tacoma, WA, our infants and toddlers are immersed in colors, shapes, and sensory experiences. Our preschool has Baby Signs certification, and our instructors do an exceptional job teaching infants and toddlers to communicate before they can use words. Our preschoolers learn through programs like Zoo-phonics, Spanish, name recognition, writing letters and tracing shapes, along with many other curriculum components.

 

Our school proudly offers a Kindness program that teaches self-respect and respect for others and prepares young students to be contributing members of society. In Pre-Kindergarten, students participate in the Pre-K Plus Program. This curriculum includes intensive Hands-On Science, Lego Engineering, and Bob’s Books Reading Program. In addition, our older students have the opportunity to enjoy field trips in the summer months, as well as fun filled educational camps during school breaks.

 

Our child care center serves breakfast, lunch, and an afternoon snack that are healthy, nutritious, and USDA approved.

Officially established in December 2021 within the state of Delaware, this project has been years in the making and I am proud to achieve this milestone and continue to grow in the future!
